Eligibility Criteria

USDA 502 Direct Loan Program

The USDA 502 Direct Loan program assists low and very low-income individuals or households in rural areas to obtain safe and sanitary housing. Below are the primary eligibility requirements:

Income Limits

• Applicant's adjusted income must be at or below the lowincome limit for the area.
• Income limits vary by county and household size.

Credit Requirements

• Applicants must have a reasonable credit history.
• Must demonstrate an ability to repay the loan.
• No recent history of bankruptcy or foreclosure.

Residency and Citizenship

• Applicants must be U.S. citizens, U.S. non-citizen nationals, or qualified aliens.

Property Requirements

• The property must be located in an eligible rural area.
• It must be the applicant's primary residence.
• The home must meet local building codes and USDA property standards.

Need for Assistance

• Applicants must be unable to obtain financing elsewhere at reasonable terms.
• Cannot already own adequate housing.

Repayment Ability

• Must demonstrate dependable and sufficient income to repay the loan, including taxes and insurance.

Loan Purpose

• Funds can be used to purchase, build, or repair a modest home in a rural area.

USDA 504 Loan and Grant Program

The USDA 504 program provides financial assistance to very low-income homeowners for home repairs and improvements. Loans and grants are available, with separate eligibility requirements for each:

Income Limits

• Household income must be at or below the very low-income limit for the area.

Homeownership

• Applicant must own and occupy the home as their primary residence.

Property Location

• The home must be located in an eligible rural area.

Loan Purpose

• Loans are available for home repair, improvement, modernization, and health/safety hazard removal.

• Must have sufficient income to repay the loan.

Grant Program

  • Life Insurance Policy (Only pages showing your name and award amount – usually page 1 and page 2 of the policy)
  • Verification of other assets not held in a financial institution (including retirement account information, i.e., 401K)
